This is a cash-flowing, fully occupied, mixed multi-family asset located in Allentown, Pennsylvania.  Our Fund’s primary strategy is to positively impact the burgeoning Lehigh Valley through equity investments that beautify the community.  The fund will primarily focus on growth-oriented investments structured to provide consistent returns, strong upside, limited volatility, and tax shelter to its investors. 

This property has a capitalization rate of 10.26% providing a 14.93% cash on cash return with a total ROI of 17.80%. These financials include vacancy, maintenance, and reserves. With competent management, minor upgrades, and leasing at market rents, the projected total ROI is over 20%. The acquisition of this property easily meets our minimum investment criteria to hit our annualized target return between 12% - 18%.

No SLOWING Down - Lehigh Valley Homes Still Selling in 16 Days

With inventory still not at sufficient, comfortable levels – there were just 815 units in September for Lehigh and Northampton counties – the Median Sales Price increased 12.1 percent to $264,450. In addition, homes sold, on average, in 16 days – three days above the record low of 13 days, which was recorded in July.
